NOTICE OF PUBLIC HEARING FOR VARIANCE BEFORE THE
MENTOR MUNICIPAL BOARD OF BUILDING AND ZONING APPEALS

ACE LIGHTING & INLAND CREEKSIDE COMMONS, LLC FOR 9581 MENTOR AVENUE, PP16-B-054-C-00-005-0 requesting a variance to Sec. 1171.18(e)(1)(6) of the Mentor Code of Ordinances to allow 252 sq. ft. of wall signage, in lieu of the requirements that the wall sign area not exceed (i) 1.5 sq. ft. per linear foot of building frontage, or (ii) 150 sq. ft., whichever is less; except that buildings with a setback over 300-ft. from the right-of-way are permitted an additional 25% of wall signage, not to exceed 187.5 sq. ft., in the B-2, General Business District.

DINAH L. TOWNSEND FOR 7502 MURRAY AVENUE, PP16-A-012-B-00-019-0 requesting a variance to Sec. 1165.01(a)(2) of the Mentor Code of Ordinances to allow a 360 sq. ft. accessory building at a five (5)-ft. rear setback, in lieu of the requirement that accessory buildings in excess of 125 sq. ft. shall be setback a minimum of 10-ft. from the rear property line.

MICHAEL & VICKY KAKIAS FOR 6147 LAKE ROAD, PP16-C-080-I-00-012-0 requesting a variance to Sec. 1173.14(a) of the Mentor Code of Ordinances to allow a home addition without a garage, in lieu of the requirement that single-family dwellings in excess of 1,100 sq. ft. shall have at least one (1) enclosed parking space in the R-2, Single Family Residential District.

GLENN & WENDY LIEBHARDT FOR 6377 SENECA TRAIL, PP16-C-079-A-00-150,151-0 requesting a variance to Sec. 1173.07(b) and Sec. 1173.08(b) of the Mentor Code of Ordinances to allow a 33-ft. wide residential driveway apron with a surface area covering 55% of the front yard, in lieu of the requirements that the maximum width of a drive apron at the public right-of-way be no greater than 24-ft. and the maximum coverage of driveway surfaces in the front yard not exceed 40% in the R-2 Single Family Residential District.

CESCO IMAGING CO. & NIHARI INVESTMENTS, LLC FOR 7825 MENTOR AVENUE, PP16-B-032-0-00-018-0 requesting a variance to 1171.18(e)(1) of the Mentor Code of Ordinances to allow 86-sq. ft. of wall signage, in lieu of the requirement that the wall sign area not exceed (i) 1.5-sq. ft. per linear foot of building frontage or (ii) 150-sq. ft., whichever is less (the maximum permitted area is 58-sq. ft.) in the B-2 General Business District.

JAMES & NANCY MURNYACK FOR 9325 KATHLEEN DRIVE, PP16-B-054-B-00-074-0 requesting a variance to Sec. 1173.07(a) of the Mentor Code of Ordinances to allow a second curb cut onto Kathleen Drive, in lieu of the Code requirement that individual properties shall be limited to one (1) curb cut/access drive to an improved public street in the R-4 Single Family Residential District.

MYERS ARCHITECTS & JL MENTOR HOLDINGS, LTD. FOR 9449 MERCANTILE DRIVE, PP16-B-061-D-00-014-0 and 16-B-065-A-00-001-0 requesting a variance to Sec. 1173.09 of the Mentor Code of Ordinances to allow a 13-ft. parking setback from the right-of-way, in lieu of the requirement that parking lots and drive aisles be setback a minimum of 30-ft. from the public right-of-way in the M-1 Light Manufacturing District.
