MENTOR MUNICIPAL BOARD OF BUILDING AND ZONING APPEALS

NEW CREATION BUILDERS & THOMAS LORD FOR 7410 BELLFLOWER ROAD, PP16-C-073-0-00-032-0 requesting a variance to Sec. 1165.01(b)(3) of the Mentor Code of Ordinances to allow a 576 sq. ft. detached garage to be constructed without a driveway in the R-2, Single Family Residential District.
AERIN LEDBETTER & CIPRIANI COMPANIES FOR 6880 CENTER STREET, PP16-B-039-0-00-069-0 requesting a variance to Sec. 1171.18(d)(2) of the Mentor Code of Ordinances to allow for a 56 sq. ft. ground sign with a width of 7.58-ft. in lieu of the requirements that the ground sign area shall not exceed 40 sq. ft. and the sign width not exceed 5-ft. in the B-2, General Business District.
AERIN LEDBETTER & CIPRIANI COMPANIES FOR 6880 CENTER STREET, PP16-B-039-0-00-069-0 requesting a variance to Sec. 1171.18(e)(3) of the Mentor Code of Ordinances to allow a 30.75 sq. ft. rear wall sign in lieu of the requirement that rear wall signs are prohibited in the B-2, General Business District.
AERIN LEDBETTER & CIPRIANI COMPANIES FOR 6880 CENTER STREET, PP16-B-039-0-00-069-0 requesting a variance to Sec. 1171.18(e)(1)(5) of the Mentor Code of Ordinances to allow a cumulative total of 181.47 sq. ft. of wall signage, including 85.09 sq. ft. of side wall signage, in lieu of the requirements that wall signage not exceed the maximum area of either: (i) 1.5 sq. ft. per linear foot of building frontage or (ii) 150 sq. ft., whichever is less (the maximum permitted area is 68.50 sq. ft.), and that the cumulative side wall signage not exceed 40 sq. ft. on any side building elevation in the B-2, General Business District.
JESSICA RUFF & TJ’S ON THE AVENUE FOR 7485 MENTOR AVENUE, PP16-B-031-A-00-027-0 requesting a variance to Sec. 1171.18(d)(1)(2) of the Mentor Code of Ordinances to allow for two (2) ground signs at 26.72 sq. ft. each in lieu of the requirements that only one (1) ground sign shall be erected for each development unit and the maximum permitted area for ground signs is 40 sq. ft. in the B-2, General Business District.
BEN SIEMBIDA & TARGET CORPORATION FOR 9669 MENTOR AVENUE, PP16-B-058-0-00-036-0 requesting a variance to Sec. 1171.18 (e)(1)(5) & (6) of the Mentor Code of Ordinances to allow a cumulative total of 308.68 sq. ft. of wall signage, including 50.24 sq. ft. of side wall signage, in lieu of the requirements that wall signage not exceed the maximum area of either: (i) 1.5 sq. ft. per linear foot of building frontage or (ii) 150 sq. ft., whichever is less, except that buildings with a setback over 300 feet from the right-of-way are permitted an additional 25% of wall signage not to exceed 187.5 sq. ft., and that the cumulative total of side wall signage not exceed 40 sq. ft. on any side building elevation in the B-2, General Business District.
