NOTICE OF PUBLIC HEARING FOR VARIANCE BEFORE THE
MENTOR MUNICIPAL BOARD OF BUILDING AND ZONING APPEALS

JAY MILLER FOR 8271 MIDLAND ROAD, PP16-A-001-B-00-003,048-0 requesting a variance to Sec.1165.01(a)(2) of the Mentor Code of Ordinances to allow for a 420 sq. ft. detached garage at a 2-ft. side setback in lieu of the Code requirement that accessory buildings in excess of 125 sq. ft. be setback a minimum of 10-ft. from the side property line in the R-2 Single Family Residential District.
SALIENT SIGN STUDIO & CURCIO OH MENTOR, LLC FOR 7810 TYLER BOULEVARD, PP16-B-033-B-00-007-0 requesting a variance to Sec.1171.18(e)(1) of the Mentor Code of Ordinances to allow a cumulative total of 327.5 sq. ft. of wall signage, in lieu of the requirement that wall signage not exceed (i) 1.5 sq. ft. per linear foot of building frontage or (ii) 150 sq. ft., whichever is less in the M-2 Heavy Manufacturing.
JIFFY LUBE INTERNATIONAL, INC. & OSOCO PROPERTIES, LTD. FOR 9595 DIAMOND CENTRE DRIVE, PP16-B-066-0-00-016-0 requesting a variance to Sec. 1171.18(e)(1)(3) of the Mentor Code of Ordinances to allow a cumulative total of 227.14 sq. ft. of wall signage and four (4) rear wall signs in lieu of the requirements that wall signage not exceed (i) 1.5 sq. ft. per linear foot of building frontage or (ii) 150 sq. ft., whichever is less and that rear wall signs are prohibited in the B-2 General Business District.
JIFFY LUBE INTERNATIONAL, INC. & OSOCO PROPERTIES, LTD. FOR 9595 DIAMOND CENTRE DRIVE, PP16-B-066-0-00-016-0 requesting a variance to Sec. 1171.18(d)(2) of the Mentor Code of Ordinances to allow a 54.67 sq. ft. ground sign with a width of 6.83-ft. in lieu of the requirements that the ground sign area shall not exceed 40 sq. ft. and the sign width not exceed 5-ft. in the B-2 General Business District.
PAUL LINCOLN FOR 9214 HEADLANDS ROAD, PP16-D-117-U-00-001-0 requesting a variance to Sec.1165.01(b)(6) of the Mentor Code of Ordinances to allow for an accessory structure (3,328.5 sq. ft.) in lieu of the requirement that accessory structures not exceed the floor area of the main structure or dwelling unit (2,090 sq. ft.) in the R-2 Single Family Residential District.
LITTLE MOUNTAIN HOMES INC. FOR 8609 BAKER AVENUE, PP16-B-051-0-00-026-0 requesting a variance to Sec.1155.01(b) of the Mentor Code of Ordinances to allow a 35-ft. front building setback in lieu of the requirement that the front building setback shall be at least 50-ft. for lots in the R-2 Single Family Residential District.
